Over the years, house staging, or the art of showing off the features of your home, has become a smart strategy for many savvy homeowners. Simply put, staging is the same as dressing up your home in its Sunday best!
Staging can range from adding little things here or there to hiring a decorating professional. But sometimes staging is as much about what not to do or what to correct.

Choosing the perfect tree
is part of any holiday decorating tradition, but finding the right wreath for
your front door can really finish off your holiday look and can be a beautiful
and elegant addition to your exterior décor.
Choosing the right wreath, however, can be complicated, so here are a
few tips to consider for finding a holiday wreath that not only works for your
door, but also coordinates with your other holiday decorations and the exterior
of your home.
Size
The size of your wreath is
an important consideration in making it look its best on your front door. If you have a large, prominent front door
then you'll want to choose a wreath that matches it well. A small wreath will get lost on the door and
won't look proportional.
Color
While you may select a
wreath based on its appearance and whether it matches your other holiday décor,
you will also want to choose a wreath that has colors that complement the color
of your door. If you have mostly red and
green holiday decorations, but have a blue door, you may want to consider a
blue and silver themed wreath, perhaps hung with white lights, to better
complement your front door.
Materials
This is the area where you
can really get creative. From natural to
synthetic, from pine to grapevine, there are a number of options from which you
can choose. Again, when selecting a
wreath for your front door you'll want to consider whether it matches not only
the other decorations, but the door itself and the style of your home. For example, if you live in a traditional or
historic style home, using natural materials such as greenery and berries may
look better than a more modern arrangement.
Decorating for the
holidays should always be fun and reflect your personal style. But when
selecting particular items for the exterior of your home, it is always a good
idea to be sure they accent rather than detract.

A home warranty plan, also known as a home protection plan, is a service contract that offers homeowners a way to safeguard themselves against possible breakage or a malfunction within the home. It's impossible to predict the future, which is why so many buyers look for that little extra peace of mind to comfort them when life unexpectedly throws them an unforeseen problem. Who Needs A Home Warranty Plan Basically, anyone who purchases a home and is concerned with the cost of repairs should consider a home warranty plan. This is especially true of first-time home buyers who may not be familiar with home maintenance. Factoring In The Cost When factoring in the potential cost of repairing a major appliance or other home component, a home warranty plan may not be a bad investment. The actual cost of warranty coverage will depend on the plan chosen and the items protected. As is the case with everything in life, it's best to shop around and compare prices. Who Pays For A Home Warranty Plan As a buyer, you can order a home warranty plan in conjunction with the purchase of your home. However, some sellers or builders may include this type of offering as an incentive to attract potential buyers. In this case, the plan is yours at no additional cost. Most basic plans cover a home's heating and cooling system, electrical system, plumbing, water heater and major appliances, including a dishwasher, range/oven/cooktop, garbage disposal, etc. Coverage does not apply to items that are misused or damaged, either intentionally or through negligence. Instead, most home warranty plans are designed to protect the homeowner from defects that result during the course of normal wear and tear. When considering the purchase of a home warranty plan, review the complete contract and familiarize yourself with exactly what's covered under your policy. If you want an upgraded policy, don't hesitate to ask your me if one is available. Most companies do not require a home inspection and will notify homeowners when their coverage is about to expire. The good news is that most policies are renewable. What To Do If A Problem Arises If you are unable to satisfactorily resolve an issue with your home warranty plan, either due to denial of a claim or undesirable service, talk to the REALTOR® who sold you the home. If he/she refers a lot of business to this particular company, it may be possible for him/her to speak with them about reaching an amicable resolution. The purchase of a home is a big step and it's likely to be the largest purchase you will ever make, so be sure to consider all of the options available to help protect yourself from costly repairs. Let’s face it; if your house is on the market, you WANT it to sell. You don’t want it to sit there for months and months without any showings, any offers, or no one showing any interest. You can’t always blame this on your Realtor, because it may not be their fault. What I want to talk about today is the dos and don’ts of today’s market. Just a few tips that may help you sell your home just a little bit quicker. DO price your home accordingly. We all know what you would “like” to get out of your home, but in today’s market that may be unreasonable. Have your Realtor do a CMA so you are educated on what homes are going for in your area! DON’T overprice your home thinking that everyone will be interested in it, because it is that much better than everyone else’s home. Sure you have a great home, but if it is overpriced from the door, people may not even stop to look at it. This will not be your Realtors fault if they can not get anyone grabbing at it. Overpricing your home is not going to sell it. DO make sure that the outside appeal is just as nice as the inside appeal. A lot of people look at homes on the internet or just go out driving to look for homes before they ever come in contact with a Realtor to actually schedule showing to see your home. Make sure you are grabbing the consumer’s attention from the first picture or that first drive by. DON’T leave unused cars, trash, work equipment, etc. at your house if you do not have to have it there. The nicer your home looks on the outside the more chances you have to reel in a consumer. As much as we say “don’t judge a book by its cover” most people do, remember that! DO keep your house ready to show at any given moment. That means beds made, dirty clothes in hiding, dishes put away. It’s tough, but people want to look at a clean house. If they see you live like a slob, are they going to think you take care of your home? No. Even if it isn’t that dirty, there is a certain standard that consumers expect to see when they are looking at homes. DON’T keep personal items out on display. People walk into your home imagining if they could live there. Seeing your pictures or personal affects takes away from there dream. DO listen to your Realtor when they talk to you. Believe it or not, we do know a bit about the Real Estate Market. We are not trying to steer you, or push you in a direction you don’t want to go. We just want you to be educated, and expectant of what may come in the future. Don’t take it personally; we are just doing our job. More importantly, we WANT to sell your home! DON’T listen to your aunt, cousin, sister, neighbor, etc about what you should do with YOUR home (unless they are in the Real Estate business too). A lot of people form their opinions from things that either happened to them, the news, or what other people have told them. They are not the professionals, we are. We want to help you, so let us!
